Glaze the bedrooms first, not the living room
Budget almost always forces a phased approach. Sleeping rooms return far more per pound than reception rooms, because the review is written about the night. In a two-bedroom city let we would typically glaze both bedrooms and leave the lounge until the following year.

Short-stay properties turn over constantly, so cleaning access matters. We specify lift-out or sliding panels rather than fixed on any window a housekeeper needs to reach, and we leave a laminated operating card for the cleaning team.
